1. About CooperStays

CooperStays ("we", "us", "our") is a curated directory of dog-friendly accommodation in Europe, operated by Julie Van Eccelpoel, Belgium. By accessing or using cooperstays.com ("the Site"), you agree to these Terms of Service ("Terms"). If you do not agree, please do not use the Site.

2. The Site is a directory, not a booking platform

CooperStays is a listing and discovery platform. We do not facilitate bookings, take payments from guests, or act as a party to any accommodation contract between a guest and a host. Any booking you make is directly with the property host or via their third-party booking system. CooperStays is not responsible for the terms, pricing, availability, or conditions of any listing.

3. Host accounts and subscriptions

3.1 Eligibility

To list a property on CooperStays you must be at least 18 years old, be legally authorised to list the property, and agree to these Terms.

3.2 Subscription plans

Host listings are available via paid annual subscription (Starter, Pro, or Agency). Prices are displayed at cooperstays.com/pricing. All prices are in EUR and exclude VAT where applicable. Subscriptions are billed annually via Stripe.

3.3 Cancellation & refunds

You may cancel your subscription at any time from your Stripe billing portal. Cancellation stops future renewal; no partial refunds are issued for unused time within a billing period, unless required by applicable law. EU consumers have a statutory 14-day right of withdrawal from the date of purchase — to exercise this right, contact us at julie@hellocooperstudio.com before the listing is published and reviewed.

3.4 Listing approval

All listings are reviewed before going live. We reserve the right to decline or remove any listing that does not meet our quality standards or dog-friendly criteria, at our sole discretion. Payment does not guarantee listing approval. If your listing is declined before going live, we will issue a full refund.

4. Host responsibilities

By submitting a listing, you confirm that:

• All information provided is accurate, complete, and not misleading.
• You have the right to list the property and the property genuinely welcomes dogs as described.
• You will keep your listing up to date and notify us of any material changes.
• You hold all required permits, licences, and insurance for operating accommodation.
• You will not use the platform for any unlawful purpose.

5. Intellectual property

By uploading photos or content to CooperStays, you grant us a non-exclusive, royalty-free, worldwide licence to display, reproduce, and promote that content on the Site and in our marketing materials (including social media) for the duration of your subscription. You retain ownership of your content. You confirm you have the rights to the photos you submit.

All other content on the Site — text, design, logo, curation — is owned by CooperStays and may not be reproduced without prior written permission.

6. Accuracy of listings

We make reasonable efforts to verify listing information, but we cannot guarantee the accuracy, completeness, or currency of any listing. Dog policies, pricing, availability, and amenities are set by the host and may change without notice. Always confirm details directly with the property before booking.

7. Limitation of liability

To the maximum extent permitted by applicable law, CooperStays is not liable for any indirect, incidental, consequential, or punitive damages arising from your use of the Site, including — but not limited to — loss of bookings, inaccurate listing information, or the actions of hosts or guests.

Our total liability for any claim arising from these Terms or your use of the Site shall not exceed the subscription fees paid by you in the 12 months preceding the claim.

Nothing in these Terms limits liability that cannot be excluded by law, including liability for death or personal injury caused by negligence, or for fraudulent misrepresentation.

8. Prohibited uses

You may not use the Site to:

• Post false, misleading, or fraudulent information.
• Scrape, copy, or redistribute our content without permission.
• Attempt to gain unauthorised access to our systems.
• Violate any applicable law or regulation.
• Harass, abuse, or harm other users.

9. Third-party services

The Site may contain links to third-party websites or services. These links are provided for convenience only. We have no control over third-party content and accept no responsibility for it. Your use of any third-party service is governed by their own terms.

10. Modifications to the service

We reserve the right to modify, suspend, or discontinue any part of the Site at any time. We will provide reasonable notice of significant changes that affect active subscriptions.

11. Governing law and disputes

These Terms are governed by Belgian law. Any dispute arising from these Terms shall first be attempted to be resolved amicably. If not resolved within 30 days, disputes shall be subject to the exclusive jurisdiction of the courts of Belgium.

EU consumers also have access to the European Commission's Online Dispute Resolution (ODR) platform at ec.europa.eu/consumers/odr.

12. Changes to these Terms

We may update these Terms from time to time. The current version will always be published at cooperstays.com/terms. Continued use of the Site after an update constitutes acceptance of the revised Terms. We will notify registered hosts of material changes by email.
